There is a seam of coal shown on geological mapping to approach the surface in the vicinity of this site, and whilst outcrop positions are not accurately positioned the possibility of underground voids as a result of ancient unrecorded shallow workings cannot be ruled out. Further settlement could therefore take place but such instances are not common.

SHAFTS
Ancient shafts J unrecorded shallow workings way exist in the area, full details of which do not exist. There are however no recorded shafts shown on the plans of Her Majesty's Inspectorate of mines in the immediate vicinity of the subject site.

GEOLOGICAL FACTORS
No faulting of strata at this site is shown on geological mapping purchased by ourselves for this purpose.

FUTURE COAL MINING ACTIVITY.
Other reserves of coal may remain under, and in, the vicinity of the site, which if extracted will cause ground movements. British Coal currently have a unique right to extract this coal without prior notification, and in the majority of cases with no application to the Local Authority.

There are no active collieries extracting coal in this area, it is therefore unlikely that mine workings will affect this site within the foreseeable future.

COLLIERY TIPPING.
There are no active colliery spoil tips in the area to affect the amenity of the site. Full records of abandoned spoil tips do not exist.

No current planning applications have been found relating to Colliery tipping which, if granted would allow development to unduly affect the amenity of the subject property.

OPENCAST COAL MINING.
Records indicate a previous opencast site has been worked in the area, see attached plan for details.

It is presumed parties interested in the subject property will have viewed any existing opencast coal site in the vicinity which affects amenity.

Other coal may exist in the area which is at a practical depth for mining by opencast methods. No current planning applications have been found likely to unduly affect the amenity of the subject property.

NOTICES UNDER THE COAL INDUSTRY ACT 1975
There are no applications which have been issued under the terms of the Coal Industry Act 1975 section 2 or 3 for a right to extract coal reserves.

COURT ORDERS
No Court Order0 have been found under the provisions of the Mines (Working Facilities J Supports] Acts 1923 J 192S at the Public Records Office relating to this site.
